Patrick's Sealcoating has been protecting driveways and lots across the region for more than twenty years. We're a small, family-run operation — which means the person who gives you a quote is the same person on your property, with the same crew, start to finish.
We use SealMaster products exclusively. There's a reason the industry standard is the industry standard: it lasts, it looks right, and it protects the asphalt underneath from the freeze-thaw cycles that tear up Pennsylvania driveways every winter. Done properly, a sealcoat buys you years of additional life on a surface that's expensive to replace.

Driveway Sealcoating
Full driveways sealed edge-to-edge with SealMaster product. We clean the surface, cut in the edges by hand, and apply an even coat that cures into the deep matte black you see in our photos. Ready to walk on the same day, drive on the next.
Parking Lots & Lots
Small and mid-size commercial lots — apartment complexes, office parks, churches, and shopping centers. Evening and weekend scheduling available so we're not in the way of your customers or tenants.
Crack Filling & Hot Rubber
Before we seal, we fill. Hot rubber crack filling seals out the water that causes cracks to widen and potholes to form. A few hours of prep now prevents years of damage later.
Line Striping & Markings
Fresh parking lines, handicap stalls, fire lanes, directional arrows, and stenciled markings. Sharp lines that last, applied after the sealcoat has fully cured for maximum adhesion.
